Are you thinking about buying a house?
The number one thing I hear when I begin to
talk to clients about buying a home is,
"I don't know where to start!"
The first thing I would suggest is to know your financing
situation. Make sure you have talked to a bank or a mortgage
lender to know what loan amount you qualify for or if you even
qualify for a loan. (Be kind to your REALTOR ®; don't waste
their time by dragging them to house after house when you can't
afford to buy any of them. REALTORS® and agents do not get paid
to show you around, they get paid when you close on the house.)
Next, people ask, "How do I choose a lender?" Call the REALTOR®
you plan to use and ask her/him who they recommend. Living in a
small town, it is easier to find a lender who is accustomed to
the uniqueness of a small town. Your REALTOR® knows who might be
good for you both to work with. I have some people that pick a
lender from the T.V. or the internet.
I DON'T RECOMMEND THIS! This can be very difficult because they
do not understand small town issues like we have. I often
use AmerNet Mortgage. They are located in Coleman. You can go
visit them at their office or call them on the phone. They offer
little or no money down to buy. Another place to obtain
financing is at any of our local banks.
Banks often require up to 20% down.
